Summary The City of Lynnwood Development and Business Services (DBS) has an opening for a Combination Plan Reviewer/Building Inspector or a Building Inspector/Plan Examiner.

Our ideal candidate will:
- Be customer service and safety focused while working collaboratively with the City Building Official, Fire Marshall, and customers to deliver consistent and thorough plan review and inspections.
- Possess a deep knowledge of state and local building and electrical codes with the proven ability to reasonably interpret and professionally communicate code requirements and decisions to applicants.
- Exercise good judgment in conducting plan review, inspection, and follow up with applicants.
- Be tactful, thorough and solution-oriented in explaining to contractors, owners, and developers, the code interpretation or requirements that may have been missed.
- Be skilled in imparting the methods for correction of observed deficiencies or deviations from approved plans to determine and ensure compliance.
- Be comfortable with electronic and mobile technologies to review plans, schedule, complete and track inspections.
- Be excited to work in a busy, rapidly growing city with a diverse range of projects and customers.

Building Inspector/Plans Examiner $37.73-$47.73
Summary Under the direction of the Building Services Manager, this position performs inspections and plan reviews for structural, non-structural and fire life safety components of commercial and residential buildings to ensure compliance with State adopted Building Codes; State Energy Codes; Accessibility Codes; other applicable State laws; and the City of Lynnwood Municipal Code and ordinances.
Essential Functions Combination Plan Reviewer/Building Inspector Essential Functions: Includes, but is not limited to, such essential functions as listed below:
- Inspect buildings for building, plumbing and mechanical installations for conformance with the appropriate codes, regulations and plans/specifications.
- Monitor construction projects to detect conditions which may require changes in the construction sequence; inform builders of code violations and necessary action for compliance.
- Perform plan reviews of structural, non-structural and fire life safety components of commercial and residential buildings to ensure compliance with State adopted Building Codes; State Energy Codes; Accessibility Codes; other applicable State laws; and the City of Lynnwood Municipal Code and ordinances.
- Answer questions by telephone, email, at the counter, or in the field regarding code requirements for construction, plumbing, mechanical, building, permit application requirements, and other construction related questions.
- Investigate and resolve complaints concerning alleged violations of City ordinances; assist code enforcement with concerns related to new and existing structures.
- Maintain records and files.
- Evaluates buildings and other structures for structural, electrical and general life safety issues during disasters and emergencies. Advises owners and /or occupants of status. Assists with evacuation of occupants and owners as required.
- Conduct pre-construction, pre-development and other meetings as needed.
- Maintain regular attendance.
Building Inspector/Plans Examiner Essential Functions Includes but is not limited to such essential functions as listed below:

Minimum Qualifications Combination Plan Reviewer/Building Inspector Minimum Qualification: Requires 4 years of directly-related experience in municipal or state inspections and an ICC certification as a Commercial Building Inspector at time of hire. ICC certification as a Building Plans Examiner will be required within 12 months of hire, and must possess or be able to obtain a valid Washington State driver's license at time of hire.
Building Inspector/Plans Examiner Minimum Qualifications Requires 4 years of directly-related experience in municipal or state inspections or an equivalent combination of related education and experience; ICC certification as a Commercial or Residential Building Inspector is required at time of hire; ICC certification as a Building Plans Examiner is desirable; and must possess or be able to obtain a valid Washington State driver's license at time of hire.

Holidays
The City of Lynnwood observes 11 paid holidays per year plus one floating holiday.
FMLA Leave
Employees with at least 12 months of service and who have worked at least 1,250 hours are entitled to an unpaid leave of up to 12 weeks per year for a qualifying health condition.
Retirement
All regular full-time staff will participate in the State of Washington Department of Retirement Systems.
Direct Deposit
All regular full-time employees are eligible to participate in the direct deposit payroll program at no cost.
Reviews and Pay Increases
Employees receive an initial performance review at the end of their orientation period followed by annual reviews based on date of hire. The pay range for employees is established by union contract. Employees receive increases once a year until they reach the top of their salary range, pending satisfactory or better performance. COLA's may be given annually per union contract or Council approval.
Employee Records and Privacy
Records are confidential and not released without an employee's consent unless legally mandated. Employees (and their supervisors) may review their files by contacting the Human Resources Department. The only information that will be released to outside inquiries without a signed release is the employee's dates of employment, job title, status (full- time or part-time) and in some cases, pay rate.
